Parking in the New Aptos Village

To get a clear view of what traffic and parking will be like in and around the new Aptos Village, the size of the project will determine the parking need. We asked the Mary Gourlay of Barry Swenson Builders questions about both the project’s commercial and residential size and the number of parking spaces planned.

Commercial space in Aptos Village

There’s approximately 62,000 sq ft of leasable space. In the first phase, there will be two restaurants in building 3, a grocery in the ground floor of buildings 4 &5, retail space in building 6a, 6b, and building 7. A restaurant is also possible in building 6b or 7.

How much Commercial space in square feet and/or individual areas at upper level is there for offices?

Approximately 8,000 gross sq ft in building 4 on floors two and three.

Residential space in Aptos Village: Number of Homes and Townhomes?

Phase One:

Seventeen townhomes located (Buildings 11/12) on Granite Way.

One-bedroom condos: 16 residential apartment-style flats in building 3 that overlook the village green and future county park with elevators for access. Most have a bonus room or den to work for use as a personal office or storage space. Nine will have carport parking. Seven others will have dedicated surface parking next to the entry lobby.

Two-bedroom Condos: There are three in building 7 as part of phase one. One will be a flat. The two others will be loft-style. Each will have garage parking.

Two-bedroom Apartments. There will be four total, two each in buildings 14 and 15 with dedicated surface parking next to the residential entry.

Phase Two:

Twenty-four loft-condos including 1, 2, and 3 bedrooms. Twelve will have elevator access and the other 12 will have private stair access. All 24 will have garage parking.


Final construction in phase two will also include 2, one-bedroom flats and 3 live-work units designed for flexible office space at the ground level, with bedrooms above.

NOTE: 10 units – 15% of the 65 residential units to be sold are Santa Cruz County Measure J affordable housing and are deed-restricted. Others can be considered affordable by design given their smaller size and walkable access to daily shopping needs and restaurants.

Total number of Condominiums and Residential Lofts in Aptos Village: 4 apartments, 17 townhomes, 3 live-work apartments, and 45 condos = 69 residential units

Parking Spaces

How many garaged residential parking spaces?

Thirty-eight in phase one, 44 in phase two. (82 total)

How many un-garaged residential parking spaces?

Thirteen guest spaces for townhomes at Granite Way with another 34 in mixed-use center.

How many on-street commercial parking spaces?

There will be 63 open commercial on-street spaces

How many off-street commercial parking spaces?

Two hundred fifty-four in the mixed-use center

NOTE: this doesn’t included spaces dedicated to future County Park / Forest of Nisene Marks State Park.
